On July 5, 2007 a variance was granted to permit an existing deck to remain on the property. The final survey shows the deck has exceeded the variance granted thus required an additional 2.1 foot variance.

Z08-047 ANTHONY RICCIARDI – 57 Kenilworth Road, Block 591, Lot 24 – This property is located in an R-1 Zoning District and pursuant to §235-31A setbacks from streams and other bodies of water all buildings and structures shall be set back at least 50 feet from the waters edge or channel lines established by the Town Board. The proposed stone wall encroaches 32 feet into the 50 foot setback requiring an 18 foot variance. Pursuant to section §235-9B side yard setback is 50 feet. The existing addition reduces the side yard setback to 39 feet 1 inch thus requiring a 10.11 foot variance.
CAL. Z08-048 GARETH HOLOVACH – 601 Purchase Street, Block 545, Lot 21 – This property is located in an R-1 Zoning District and is legally existing non-conforming with regard to zoning. Pursuant to §235-9(B) table of Dimensional Regulations of the Zoning Ordinance of the Town/Village of Harrison the minimum required side yard setback is 20 feet, with a total of both to be a minimum of 40 feet. A previous variance granted for a deck on October 7, 2004. The portion of deck is being converted to a two story addition and is a significant change and will require two variances. 1-The addition will reduce the side yard setback to 12.2 feet thus requiring a variance of 7.8 feet. 2-The addition will reduce the total of both side yard setbacks to 24.3 feet thus requiring a variance of 15.7 feet. CAL. Z08-049 ANTHONY VARBARO – 136 Lincoln Avenue, Block 644, Lot 30 – This property is located in an R-1 Zoning District and pursuant to §235-26B Fences and Walls in a resident district no fence or wall exceeding 4 feet in height shall be constructed on any lot within any required yard abutting or adjoining any street. The pier height complies but the gates measure 67 inches exceeding the maximum allowable height of 48 inches thus requiring a variance of 19 inches.
